The price

What it costs

Every loft is priced individually, so we can't give you a figure online. What we can do is show you what drives the price, so the number we give you at your free visit makes sense.

What drives the price

House type

A semi, a terrace, a Victorian terrace, a newer home and a bungalow each set up the build differently and change what's structurally possible.

Floor area

The bigger the floor area and the more rooms, the more materials, structure and time.

Stairs position

Where the new staircase goes affects the layout below and the amount of structural work above.

Roof structure

Steelwork, floor strengthening and the conversion type (dormer, hip-to-gable, L-shaped, truss or bungalow) all drive the structural cost.

Design choices

The rooms you want, the windows and the size of the dormer all shape the design, and the price.

Finish

En-suite, fitted storage, flooring, plastering and decoration all shape the final number.

Five-year guarantee on general building work.

Move or improve?

With the rising cost of moving and the hassle of starting again, including moving the kids to new schools, it makes more sense to stay put. Add a new bedroom or two with your own en-suite, or a home office so you can work from home in peace.

How a quote works

  1. 1Free loft feasibility visit, 30 to 40 minutes, no obligation.
  2. 2A written quote, based on your house and the conversion type that suits it.
  3. 3A visit to a finished loft so you can see the quality before you decide.
  4. 4Drawings and structural calculations follow, then a start pack two weeks before we begin.
